  1. as long as the property is exclusively listed, there is an agent involved. you don’t your own agent, you can go to the listing agent and make your proposal. it will not cost you more or less if you go thru an agent – any agent – or if you wait until the listing has expired and you talk to the seller. the seller pays the commission based on the selling price. as long as there is a exclusive listing, you cannot negotiate directly with the seller – you can but they will still have to pay the commission. after all is said and done, remember, the listing price is just a point of reference. the listing price should be based on comps, but in many cases it is not because of emotion. owners tend to believe their property is worth more than it really is. an offer should be the beginning of a negotiation. they ask – you offer – they counter – you counter etc


  2. You should have your own agent, and it won’t cost you anything and they would be paid by the listing agent. The listing agent represents the seller and it’s his/her job to get the highest price for the seller. Whereas your agent can prepare a CMA – competative market analysis which will aid you in making an offer. Also, you can’t negotiate a lower (commission) fee. That’s between the seller and the listing agent. The seller’s agent would love for you to come directly to him/her because they would get all the commission and not have to split it with the selling agent.
